Permits through Seattle DCI

Structural changes, moved plumbing, added circuits and any basement conversion to living space all require permits from Seattle’s Department of Construction & Inspections. As your general contractor we file, schedule and carry the project through inspection. Unpermitted work is a resale problem you inherit, and we will not create one for you.

Old wiring and old plumbing

Knob-and-tube wiring and galvanized supply lines are routine finds in pre-1950 Seattle homes. Both are far cheaper to address while walls are already open, and both get flagged during the walkthrough rather than discovered mid-project.

Water, always water

Seattle basements need drainage, vapor control and proper insulation detailing before anyone hangs drywall — otherwise the finish work fails within a few winters. Bathrooms need real waterproofing membranes and exterior-vented fans, not a fan that dumps into the attic. We build for the climate we are standing in.

Hillside lots

Much of West Seattle sits on slope. Additions, decks and foundation work on grade often need engineering and specific footing details. We plan for it instead of discovering it at inspection.
