SERVICE AREA
Our shop is at 3293 31st Ave SW — West Seattle, a few minutes from Alki. We have been remodeling kitchens, bathrooms and basements across this city since 1996, and we know what is behind the walls of the houses here.
01 LOCAL CONTRACTOR
Seattle is not an easy place to remodel. The housing stock is old, the lots are steep, the rain is relentless, and the permitting process rewards contractors who have been through it before. Luna Park Construction LLC has worked in this city since 1996 — long enough to know that a Craftsman in Admiral, a mid-century split-level off Delridge and a 1990s townhome in Ballard each hide a different set of problems.
That local knowledge is the whole point of hiring a neighborhood contractor instead of a regional outfit driving down from the north end. We know which permits your project needs, which inspectors want what, and what typically hides behind the plaster in a house of your vintage. It goes into the estimate up front, which is why our numbers tend to hold.
Layout changes, custom cabinetry, quartz counters and the electrical upgrades older Seattle homes need to carry a modern kitchen.
Curbless showers, heated floors and the waterproofing and ventilation detail that a wet climate makes non-negotiable.
Drainage and moisture control first, then egress, insulation and finish — including basement ADU conversions under Seattle’s rules.
Cedar decks, siding, windows, doors and finish carpentry built to shed Pacific Northwest weather for decades.
We work throughout Seattle proper and the closest Puget Sound communities. Most of our jobs are within a short drive of the shop:

RECENT WORK ACROSS WEST SEATTLE
Structural changes, moved plumbing, added circuits and any basement conversion to living space all require permits from Seattle’s Department of Construction & Inspections. As your general contractor we file, schedule and carry the project through inspection. Unpermitted work is a resale problem you inherit, and we will not create one for you.
Knob-and-tube wiring and galvanized supply lines are routine finds in pre-1950 Seattle homes. Both are far cheaper to address while walls are already open, and both get flagged during the walkthrough rather than discovered mid-project.
Seattle basements need drainage, vapor control and proper insulation detailing before anyone hangs drywall — otherwise the finish work fails within a few winters. Bathrooms need real waterproofing membranes and exterior-vented fans, not a fan that dumps into the attic. We build for the climate we are standing in.
Much of West Seattle sits on slope. Additions, decks and foundation work on grade often need engineering and specific footing details. We plan for it instead of discovering it at inspection.

02 SEATTLE FAQS
We cover Seattle proper and nearby Puget Sound communities including Burien, White Center and Tukwila. Call and tell us where the house is — we will tell you straight away whether we can serve it well.
Yes. Filing with Seattle DCI, scheduling inspections and carrying the project through final sign-off is part of our job as your general contractor.
Often yes. Seattle allows accessory dwelling units under specific conditions covering ceiling height, egress, separate entry, ventilation and parking. We assess feasibility during the walkthrough before you spend anything on design.
Our phone line is open around the clock at 206 396 7362. Site work happens during normal hours, but if something urgent is happening at your house, you reach a person.
