We measure the room, look at the plumbing stack and panel, and talk through what you want the space to do. Usually within a few days of your call.

Design & written estimate

Layout options, a materials allowance you control, and a line-itemed price with a dated schedule. No obligation to move forward.

Selections & permits

You finalize cabinets, counters and finishes while we pull permits through Seattle DCI and get cabinetry into the fabrication queue early.

Demo & rough-in

Dust walls and floor protection go in first. Then demo, framing, plumbing, electrical and inspection — the phase where hidden surprises surface, and where we show you everything we find.

Cabinets, counters, finish

Cabinets set and scribed, counters templated and installed, backsplash tiled, lighting trimmed out, appliances connected, paint finished.

Punch list & hand-off

We walk the room together, fix the small things on the spot, hand over care details, and stay reachable afterward.

Timeline & what drives cost

Most Seattle kitchen remodels run four to eight weeks on site. The schedule is usually set by cabinetry lead time, not by our crew — which is why we lock selections early. Cost is driven mainly by four things: cabinet grade, counter material, whether plumbing or gas moves, and whether a wall comes out. Layout changes that keep the sink and stack in place are dramatically cheaper than ones that do not, and we will tell you which side of that line your idea falls on before you fall in love with it.

Seattle-specific considerations

Older homes across West Seattle, Delridge and Admiral commonly need a subpanel or service upgrade to carry a modern kitchen’s circuits. Knob-and-tube wiring behind original plaster has to be dealt with, not worked around. Galvanized supply lines are worth replacing while walls are open. And any wall you want removed between a kitchen and living room in a Seattle home very likely needs an engineered beam and a permit. We check for all of it during the walkthrough so it lands in the estimate rather than in a change order.

Can I stay in the house during the remodel?

Almost everyone does. We build a temporary kitchen area for you — usually fridge, microwave and a sink you can reach — and we seal the work zone with dust walls so the rest of the house stays livable.

If you are only replacing cabinets and counters in place, often not. The moment you move plumbing or gas, add circuits, or remove a wall, Seattle requires a permit. We determine this during the walkthrough and handle the filing either way.

Usually yes. If it is load-bearing we bring in an engineered beam and posts, and the permit covers it. We confirm what the wall is carrying before we quote so the structural work is in your number from day one.

Either way works. Many clients buy their own appliances while we carry a materials allowance for cabinets, counters and fixtures. What matters is that we have final model numbers before rough-in, because dimensions drive the cabinet order.
